Any one of these means the system is running outside its design. Under the FDA Food Code that Florida adopts by rule, cold time/temperature control for safety (TCS) food must be held at 41°F or below. Drift above that and you are out of compliance with inventory on a clock. Most of these are cheap in week one and expensive after the compressor eats itself.

The Temperatures You Are Actually Held To

Florida’s Division of Hotels and Restaurants adopts the 2017 FDA Food Code by reference in Rule 61C-1.001, Florida Administrative Code. The number that matters: cold TCS food must be held at 41°F (5°C) or below, and the danger zone runs from 41°F to 135°F. There is no single freezer setpoint in the rule, but stored frozen food has to stay frozen.

Early, this is a part and an hour of labor. Late, the starved coil sends liquid back and you buy a compressor. Call today.

2. A box that cannot hold setpoint. Charge, a failing expansion valve, a stuck contactor, a dying evaporator fan, or a control out of calibration. Diagnosis plus one part is routine work. Ignored, it becomes a compliance problem the moment an inspector logs product above 41°F. Call today. Log product temps twice a shift meanwhile.

3. Longer run times, or a compressor that never cycles off. The system cannot reject heat: dirty condenser, failing condenser fan motor, low charge, or a compressor losing capacity. A coil cleaning and a fan motor are inexpensive. A compressor is one of the largest line items in the trade, and R-404A charge is not cheap. Within days.

4. Water on the floor or in the drain pan. A clogged or badly trapped condensate drain, a frozen line, or a rusted pan. Florida humidity means high condensate volume, so drains here load up fast. Clearing a line is a short call. Left alone: slip hazard, floor damage, mold, sanitation write-up. Within days.

5. Unusual noise from the condensing unit. Grinding and screeching point to failing fan or compressor bearings. Knocking on startup can be liquid slugging. A fan motor is a same-day part. A slugging compressor is a compressor. Call today.

6. Frost on the suction line. Frost creeping back toward the compressor means liquid refrigerant is returning where vapor should be. Causes: iced coil, dead evaporator fan, restricted metering device, overcharge. Compressors do not compress liquid. This turns a modest repair into a changeout. Call today.

7. Warm spots in the walk-in. Air is not circulating. Blocked coil, product stacked against the evaporator, a failed fan, or waterlogged panel insulation. Free to fix if it is stacking. Waterlogged panels mean box repair, which is not cheap. Within the week. Check product temps in the warm corner first.

8. Door gaskets that no longer seal. Torn or hardened gaskets let humid air in continuously. That air condenses on the coil, becomes ice, and drives every problem above. Test with a dollar bill: if it slides out of the closed door with no drag, the gasket is done. Cheapest part, best return. Within the week.

9. Condenser coils packed with grease and dust. A restaurant condensing unit pulls air carrying aerosolized cooking grease. Grease coats the fins, dust sticks to it, and the coil stops rejecting heat. Head pressure climbs, capacity drops. Cleaning is a line item on a maintenance visit. A year of loading kills compressor valves. This week.

10. Rising electric bills with no change in operations. Refrigeration running longer to do the same work. Every problem here shows up on the bill before it becomes a breakdown. Compare against the same month last year. Next scheduled visit, unless paired with anything else here.

Why Orlando Is Harder On Refrigeration

Orlando averages a 92°F daily high in July and roughly 25 days at or above 90°F that month alone, per 1991 to 2020 climate normals. Condensers reject heat into ambient air, so hotter ambient means higher head pressure and longer runtimes.

The Business Case, Honestly

Do this math with your own numbers. Add up what is in the walk-in right now at cost. Add the freezer. That is your exposure on one overnight failure.

Now the clock. FDA guidance for power loss: a refrigerator holds safe temperature about four hours with the door closed, a full freezer about 48 hours, a half-full freezer about 24. Perishable food at or above 40°F for more than two hours should be discarded. A compressor that quits at 11 p.m. Friday puts cooler product outside the safe window before the prep cook arrives.

Add what you cannot buy back: service you cannot run, an emergency call at overtime rates, a rented reefer trailer, and the chance an inspector finds it first. Against that, maintenance is a rounding error. It will not prevent every failure. It converts most catastrophic ones into scheduled ones.

What a Real Maintenance Program Includes

Quarterly, minimum, for Central Florida kitchens:
