Twice a year. Once in spring before the cooling season loads up, and once in fall after the system has run hard for six straight months.
The standard national answer is once a year. That number was built for climates where an air conditioner runs three or four months and then sits idle. In Central Florida the same equipment runs eight to ten months. Orlando’s average high is 78 degrees or warmer from March through November, per NOAA’s 1991 to 2020 climate normals. That is nine months of compressor runtime, condensate production, and airflow pulling dust and humidity through the system.
Service once a year and your equipment goes roughly 5,000 runtime hours between inspections. Coils foul. Drain lines close up. Capacitors drift, charge slips out of spec, and nobody looks until something quits. Two visits split that runtime in half.
Why Central Florida Is Different
Runtime is the first reason. The environment is the rest.
Humidity and biological growth. Your evaporator coil is a cold, wet surface in a warm, humid house most of the year. That is ideal conditions for slime and mold in the fins and drain pan. Growth restricts airflow and sheds into the pan, which is where drain clogs start.
Salt air. Near the coast, salt corrodes condenser fins, contactor points, and fasteners. Carrier’s warranty excludes damage from “corrosive atmospheres,” so this is not a small detail.
Pollen and construction dust. Central Florida builds year round and pollens heavily in spring. Both end up in the return air and on the coil.
Lovebugs. University of Florida researchers describe two flights a year, a few weeks each in spring and late summer. They pack into condenser fins and, unlike leaves, they do not blow back out.
Storm season power events. Summer storms bring voltage sags, surges, and brownouts. Those are hard on contactors, capacitors, and control boards, and the damage is cumulative rather than instant.
None of that shows up on a national maintenance chart. All of it shows up in AC service in Orlando.
What a Real Maintenance Visit Includes
There is an actual standard for this: ANSI/ACCA 4 QM, Maintenance of Residential HVAC Systems. It exists because “tune-up” means whatever the person holding the clipboard wants it to mean. Here is what should happen, including items the U.S. Department of Energy lists.
Indoor unit:
– Inspect and clean the evaporator coil, or document its condition
– Flush the condensate drain line and verify the trap
– Clean the pan, confirm the secondary pan and float switch work
– Measure airflow across the coil
– Replace the filter, confirm size and MERV rating
– Inspect the blower wheel (a dirty wheel quietly kills capacity)
– Verify thermostat accuracy and control sequence
Outdoor unit:
– Wash the condenser coil, top down, power off
– Check refrigerant charge against manufacturer spec and leak test
– Read compressor and fan amp draw against nameplate
– Test capacitors under load and record microfarad values
– Inspect contactor points
– Tighten electrical connections and inspect terminals
– Check disconnect and line set insulation
Then on paper: written readings you keep, with date, model, and serial number. A 20 minute visit that produces a filter swap is a sales call, not maintenance.
Clogged Condensate Drains
The most frequent service call we run is a clogged condensate drain, and it is close to fully preventable.
Your system pulls moisture out of humid Florida air all day. That water runs through the pan and out the drain line, and biological growth eventually forms a plug. When the line backs up, the float switch shuts the system down (the good outcome) or the pan overflows into a ceiling or attic insulation (the expensive one). Florida Building Code, Mechanical, Section 307 requires auxiliary and secondary drain provisions for this reason. Codes do not exist for problems that rarely happen.
A flush at each visit handles it. Calling for AC repair after the drywall is stained costs many times more.
The Warranty Angle Most Homeowners Miss
Read your warranty certificate, not the brochure.
Manufacturer limited warranties routinely exclude “damage due to improper installation, service or lack of proper maintenance.” That phrasing comes straight out of a Carrier limited warranty document, where the exclusion appears twice. Nearly every major brand carries a version of it.
In practice: if your compressor fails and a manufacturer’s rep finds a condenser coil packed with lovebugs, or a system that ran low on charge for two seasons, the claim can be denied. The part was covered. The neglect was not.
The defense is documentation: dated, itemized service records with readings on them, not a receipt that says “tune-up.” Same principle at AC installation. Register the equipment inside the manufacturer’s window (often 60 or 90 days) or a 10 year parts warranty can drop to five.
Filters: Florida Cadence Is Not Box Cadence
The box says 90 days. That assumes an average U.S. home with average runtime. Yours is not average.
The Department of Energy recommends cleaning or replacing filters every month or two during the cooling season, and more often if the system runs constantly, conditions are dusty, or you have pets. Here, all three usually apply.
- 1 inch filters: check monthly, replace every 30 to 60 days
- 4 to 5 inch media filters: 6 to 12 months, but look at the halfway point
- Pets, allergies, or nearby construction: cut those roughly in half
DOE states that replacing a dirty, clogged filter with a clean one can lower an air conditioner’s energy consumption by 5% to 15%. Restricted airflow is also how coils freeze and compressors get flooded.
Are Maintenance Plans Worth It? An Honest Answer
Some are. Some are a subscription to nothing.
Worth buying when it includes:
– Two full visits a year, not one visit plus a phone call
– A written checklist with recorded measurements (charge, amp draw, capacitor values, airflow)
– Drain flush and condenser coil wash every visit
– Priority scheduling in July when everyone is calling
– A repair discount and no overtime or diagnostic fee
– Records kept on file for warranty claims
Not worth buying when it is one visit a year, when “inspection” means a visual walkaround, when the tech cannot tell you your refrigerant readings, or when the real purpose is getting a salesperson in your house to quote a replacement. One honest note on efficiency claims. A study presented at the ACEEE Summer Study found coil fouling typically costs under 5% in efficiency and capacity on a properly set up system, but 10% to 20% or more where airflow is already marginal. Many Florida systems sit in that second group.
